🏡 Social Media Update: Q1 2025 Canberra Property Wrap & What’s Next! 🏡

Posted in Insights June 12th 2025

As we move through the middle of the year, it’s the perfect time to pause and analyse the dynamic movements of the Canberra property market. The first quarter of 2025 has been a fascinating period, marked by shifting trends, new government policies, and renewed buyer activity.

For anyone considering their next property move, understanding these trends is crucial. Join us as we break down what happened in Q1 and explore what might be on the horizon for the rest of 2025.

A Rewarding Start to the Year at Hayman Partners

Here at Hayman Partners, the year kicked off with a flurry of activity, and we are incredibly proud of the results we’ve achieved alongside our clients. We were honoured to be ranked the Number 1 real estate agency in Canberra for May, a testament to the trust our clients place in us and the dedication of our entire team.

The numbers from the first four months paint a clear picture of a busy market:

Perhaps our most significant achievement was the median sold price of $851,000 we secured for our sellers. This figure stands more than $70,000 above the general market median for the same period and service area, reflecting our commitment to achieving premium outcomes.

The Canberra Market in Q1: A Tale of Two Property Types

Looking at the broader Canberra market, Q1 2025 presented a more subdued start compared to the energetic pace of late 2024. Overall, there were fewer new listings and a slight dip in the total volume of sales. However, this headline figure doesn’t tell the whole story. When we separate houses from units, two very different narratives emerge.

Houses proved their resilience and continued appeal, with the median price in Canberra climbing a solid 3.13% to reach $990,000. In contrast, the unit market experienced a slight overall dip of 1.6%.

This divergence highlights a critical truth about Canberra real estate: it’s a market of micro-markets. Performance can vary dramatically from one suburb to the next. For instance:

These statistics underscore the importance of hyper-local expertise when making property decisions.

National Influences: Interest Rates and Housing Policy

Two major national factors shaped the market in early 2025. Firstly, the Reserve Bank of Australia delivered welcome news with interest rate cuts in both February and May. This move has already begun to ease the pressure on household budgets and improve borrowing capacity, injecting a fresh wave of confidence into the market.

Secondly, the ongoing national conversation around housing supply continues to be a dominant theme, keeping the property sector at the forefront of economic discussions and policy-making.

Our Outlook: What’s Next for Canberra in 2025?

So, what can we expect for the remainder of the year? The outlook is broadly positive.

The recent interest rate cuts are expected to fuel further buyer demand. We are already observing strong interest at open homes, and some economists are forecasting Canberra house price growth of around 12% over the next two years.

Locally, a couple of key government initiatives will be important to watch:
