Nowadays there are several different ways to sell your home in Canberra.

We’ll work closely with you to choose the one that will help you achieve the best possible outcome.

Pricing your home

When selling your home, it is essential to have a good understanding of how much it is worth. If you price your property too high, buyers may not come to view. However, if you price too low you may not achieve the outcome you deserve. To help you find the right price for your home, our Agent will go through a detailed market analysis which includes current homes on the market, sold homes and the demographic that’s attending open homes in your area. Ultimately, the process will decide the market price.

Auction

One of the most common advantages of auction is the time it provides both the seller and buyers before negotiation. Auction properties are generally on the market for a 3–4 week campaign prior to auction day. This gives potential buyers ample opportunity to arrange their finances, consult with other decision makers, and build an emotional attachment to your home before entering into negotiations, hopefully, in a competitive environment. Should your home sell under auction conditions, the unconditional exchange of contracts will take place on auction day.

Private treaty

A sale by private treaty is another common method of sale. When you choose this path your home will be listed in one of four ways:

  • Fixed price
  • Buyer price range
  • Offers over, or
  • Price by negotiation.

The right choice for you will depend on your personal situation, preferences and expectations for the sale.

Expressions of interest

With this method of sale, buyers are invited to make a formal offer on your home within a specific time frame. The process is similar to an auction with the main difference being the offers are made in private, providing buyers with anonymity. Negotiations can commence after the Expression of Interest time frame closes.

Once you’ve selected Hayman Partners, we’ll begin a strategic marketing campaign to ensure we find the very best buyer for your home. The first step is to identify the types of buyers who are most likely to be interested in your home. We’ll then tailor your marketing campaign to directly appeal to these buyers, showcasing your home’s most appealing features and enticing them to attend open homes to experience your home for themselves.

Signboards

A professional signboard can be erected at the front of your home to ensure any street or foot traffic is aware of your intention to sell.

Print media

Your marketing campaign can also include property promotion of your home in widely read print media, such as Allhomes magazine or the Canberra Weekly.  These publications are highly sought after by home buyers.

Property portals

We’ll also promote your home on the most popular online forums including Allhomes, Domain, Realestate.com, Homesales.com.au and HaymanPartners.com.au.

Social media

A social media presence is well worth considering. We can promote your home via our social media sites with a ‘Coming Soon’ teaser campaign or ‘Property of the Week’ feature video, for example. It’s a good way to engage passive buyers.

Direct marketing

You also have the option to distribute direct mail to neighbouring properties in the form of Just Listed, Auction Invites or Coming Soon messages. These are simple ways to reach potential buyers in your area.
