Setting a price

Whichever option you choose, having a good understanding of your home’s market value is essential. Price your property too high and buyers may stay away. Price it too low, and you may miss out on the outcome you deserve. Your Hayman Partners agent helps you find the all-important ‘sweet spot’, using detailed and objective market analysis. This includes competitor analysis of similar properties on the market or recently sold, information about seasonal demand, insider knowledge, and any other factors that may affect your property’s sale prospects. This process decides the market price.

Auction

One of the advantages of sale by auction is the preparation time it allows and the and certainty it provides for both sellers and buyers. Properties for auction are generally marketed for 21 to 28 days before auction day. Potential buyers have ample opportunity to arrange finances, consult other decision-makers and become emotionally attached to your home so they are geared up to compete - and complete - on auction day. If you sell your property at auction, an unconditional exchange of contracts takes place on the day. If you don't sell, you have a firm starting point and qualified contenders for subsequent negotiations.

Private Treaty

Another common way to sell is by private treaty. When you choose this path, your home and its asking price will be offered in one of four ways:

* For a fixed price.
* Within a price range.
* For offers over a certain price.
* Price by negotiation.

The right choice will depend on your personal situation, your preferences and your expectations of the sale.

Expressions of Interest

With this method of sale, buyers are invited to make a formal offer on your home during a specific period of time, with a hard end date. The process is similar to an auction, although a longer timeframe is offered and offers are made in private, giving potential buyers anonymity. Once the end date is reached, negotiation regarding best offers commences.

Sale by Tender

Under sale by tender, buyers are asked to submit a formal offer on your property on a signed contract, along with a deposit, before the tender closing date. You then have seven days to select the highest offer and/or the terms that suit you best.
